Winter Prep Guide for HOA Homeowners

Winter Is (Almost) Here!

We all know what Colorado winters can bring—freezing temps, icy mornings, and the occasional surprise snowstorm. Before Mother Nature shows us what she’s got this year, here are a few friendly reminders to help keep your home safe, warm, and worry-free.

Winter Home Owner Prep for HOAs

Prep your Home For Winter & Thank Us Later

Prepping your home for winter is key to avoiding unexpected hassles through the season and into Spring.

Here’s a Winter Prep List for HOA Homeowners

Disconnect Those Hoses

Before overnight temps drop below freezing, take a moment to unhook any outdoor hoses. This simple step helps prevent pipes from freezing (and saves you from costly repairs in the spring).

Give Your Furnace Some Love

A quick tune-up before the coldest months arrive can make a big difference. Have your furnace or heating system serviced, change your filter, and make sure everything’s running smoothly—your future cozy self will thank you!

Stop Those Drafts

Feel a chill near the windows or doors? A little weather stripping or caulk goes a long way toward keeping the warm air in and the cold air out. Bonus: it can lower your heating bill, too.

Know Where Your Main Water Shutoff Is

If a pipe ever freezes or bursts, knowing where to shut off your water quickly can prevent a small issue from turning into a big mess. It’s worth taking a minute to find it now—just in case.

Protect Those Pipes

Wrap or insulate any exposed pipes—especially in garages, crawl spaces, or along exterior walls. When it gets really cold, let faucets drip slightly to keep water moving.
Heading out of town? Turn off your main water supply, open cabinet doors, and leave faucets “open” so any remaining water can safely drain out.

Check Smoke & Carbon Monoxide Detectors

With more heating, fires, and candles happening this time of year, it’s important to make sure your detectors are working and have fresh batteries. It’s a small step that could save lives.

 Fireplace Safety

There’s nothing better than a cozy fire on a cold evening—but keep it safe! Have your chimney cleaned once a year, use a screen to catch sparks, and only burn wood (no paper or trash). Always make sure the fire’s completely out before you leave or go to bed.

 Holiday Safety Tips

The holidays bring cheer—and sometimes extra hazards!

  • If you use a real Christmas tree, water it daily to keep it from drying out.

  • Check your light cords each year to make sure they aren’t cracked or frayed.

  • Use candles carefully—according to the NFPA, candle fires nearly double in December. Consider using flameless candles for that same cozy glow without the risk.

With a little preparation now, we can all enjoy a safe, warm, and peaceful winter season. Stay cozy, neighbors!
